Why you can trust this comparison:Median binding-grade quotes from 380K shopper-submitted home-insurance comparisons through Insurances Quote (Jan 2024 – May 2026), blended with publicly filed state-DOI rate data. No carrier paid for placement.

Home insurance shopping is different from auto shopping in one key way: getting the cheapest premium isn’t the right goal. Getting the right dwelling-coverage limit at the cheapest carrieris the goal. Underinsuring on dwelling — the actual cost to rebuild your home today — is a much bigger long-term risk than overpaying by $200 a year.

That’s why our comparison surfaces replacement-cost estimates inline with the quote: we want you comparing apples-to-apples at the right coverage level. Cheapest $300K-dwelling quote means nothing if your actual replacement cost is $480K.

Quick facts
  • National average annual home insurance premium: $1,820. State averages range from $868 (Vermont) to $2,840 (Florida).
  • Premiums are up ~30% since 2022 due to reinsurance + construction-cost inflation. Re-shop every renewal.
  • Flood and earthquake are NOT covered by standard HO-3 policies — separate coverage required.

The four standard coverages on a home policy

1. Dwelling (Coverage A)

The replacement cost of your home’s structure. Should equal what it would cost to rebuild today — not the market value (which includes the land). $200–$300/sq ft is typical for standard construction.

2. Other structures (Coverage B)

Sheds, detached garages, fences, in-ground pools. Usually 10% of dwelling by default.

3. Personal property (Coverage C)

Your stuff — clothing, electronics, furniture. Usually 50–75% of dwelling.

4. Loss of use (Coverage D)

Hotel, food, incremental living costs if your home is uninhabitable during a covered loss. Usually 20–30% of dwelling.

The single biggest mistake we see homeowners make: using their home’s market value (or mortgage balance) as the dwelling coverage limit. Market value includes the land. Replacement cost is what it would take to rebuild the structure — nothing to do with land. They’re often 30–50% apart.

How to compare home insurance

  1. 1
    Replacement cost

Get a real RC estimate — don't use Zillow.

  2. 2
    Set coverage tier

Default limits are usually fine for typical homes.

  3. 3
    Submit details

Year built, roof age, claim history, dog breed, alarms.

  4. 4
    Compare quotes

Binding-grade rates, side-by-side at your coverage.

  5. 5
    Bind + bundle

Bundle with auto for the 12–25% multi-policy discount.

When to switch carriers

Pros
  • Premium is 15%+ above carrier comparison for your replacement-cost tier.
  • Carrier non-renewed you or signaled pullback in your area.
  • Your replacement cost has changed (renovation, addition).
  • You've added (or could add) an auto policy to bundle.
Cons
  • Currently mid-claim — wait until resolved before switching.
  • New roof, new build, or fresh discount — your current carrier may match.
  • Tight CAT season approaching — carriers may pause underwriting.
  • Carrier loyalty discount close to vesting — calculate the math.

Frequently asked questions

How much home insurance do I need?
Dwelling = replacement cost of the structure (not market value). $200–$300/sq ft for standard builds; more for custom. Other coverages scale from there. See our coverage sizing guide.
Does bundling with auto save money?
Usually yes — 12–25% off the auto side, plus a smaller home discount. Always get a bundled quote even if you currently have separate carriers.
Are flood and earthquake covered?
No. Standard HO-3 excludes both. Flood requires a separate NFIP or private flood policy. Earthquake requires a separate endorsement or standalone (esp. CA, OR, WA, AK).
Why have my home insurance rates gone up?
Three drivers: reinsurance costs (especially in CAT-prone states), construction-cost inflation, and increased severe-weather losses. Expect rates to stay elevated through 2027.
What's the difference between actual cash value and replacement cost?
ACV depreciates payouts (you get less than what it costs to replace). Replacement cost pays what it costs to rebuild now. Always pick replacement cost coverage.
How often should I re-shop?
Every renewal. Rates have been moving fast since 2022; carriers reweight every cycle. 10 minutes of comparison is worth $200–$600/year for most homeowners.
